The present Owners started the major renovations in early 2001.
Building I and II were finished in accordance with the French Hotel Standards. This means that buildings and isolation materials are used that later allows a change from the present “chambre d’hote” standard to the hotel standard.
The Building in which te Gerant lives is also completely renovated.
The rest of the Buildings, more than 800 m2, all have a new roof and outside walls are of excellent quality but nothing is done inside.
All plumbing and electrical provisions are provided for set up of a maximum possible utilisation of the whole complex.
 
Interior
Building I contains 6 rooms. Ground Level has 2 Bedrooms, 1 Breakfast Room and an Entree. All rooms are spaciously fitted in a contemporary, tasteful and friendly style and have a small sitting/work area. All have a bathroom with shower, toilet and a hand-wash basin. Air-conditioning and heating is available in each bedroom and the bathrooms are electrically heated. All rooms have telephone with direct access to the outside world and have Satellite and Antenna television.

One room complies with the French norms for disabled access. This room is connected to Room 2 by means of a connecting-door, this way a suite type of accommodation can be provided.
The other 3 rooms, on the first floor are accessible through a corridor that is reachable through an external staircase that is newly build and in the same style as the Building itself.
Also in the Corridor is a build in cupboard that is used for storage.

Building II contains 5 apartments. Ground Level has 2 apartments and an entree. Both apartments have a tasteful and friendly style and sleep easily 4-5 Guests in a Double Bed, a single Bed and a comfortable Sleeping Couch. Both apartment have a Terrace and a garden that has its own access to a private road belonging to Cave Ancienne.
One apartment complies with the French norms for disabled access non-handicapped Persons can still normally use this apartment.
All apartments have a bathroom with shower, toilet and a hand-wash basin. Air-conditioning and heating is available in each apartment and the bathrooms are electrically heated. All apartments have telephone with direct access to the outside world and have Satellite and Antenna television.

The other 3 apartments on the first floor are accessible through a corridor that is reachable through an external staircase that is newly build and in the same style as the Building itself.
These spacious apartments are fitted in a contemporary, tasteful and friendly style and sleep each easily 3 Guests in a Double Bed and a Comfortable Sleeping Couch.
Also in the Corridor is a seperate room that is used for storage.

 
Land and extra buildings
Following is a listing of additional buildings and land :
House II is not habitable and at the moment it requires inside a complete renovation.
This house has divided over 2 floors 86m2 of floor space.
Both downstairs as upstairs a Fireplace is available.

The Main Building consists out of a inner Courtyard and the Attached Main Building.

The Inner Courtyard was originally also covered with a roof but is now open !
Access is through a huge wooden door, this inner courtyard is 102m2.
All Electrical, Plumbing and drinking water appliances are available for any future purpose.

The Attached Main Building has a floor size of 191m2 and if You take into account that 2-3 Floor Levels are realistic this can go up to 573m2.
This Building used to be the place were the wine was produced and stored.

The whole complex is surrounded by a 2 meter stone wall, same stone as used for all the buildings, that provides the owner with the necessary privacy.

Next to this complex is a second plot of land, approximately 1500m2.
On this plot in the front both terraces and gardens for Building II are laid out.
Over the whole length of the land an approximately 3 meter wide private street is provided, used to provide guests access to car parking places.
Also the Barn is located on this Land.
This land is a building plot so there is the possibility for example at the back to build an additional House !

Cave Ancienne is neither far from the Mediterranean coast (40 min), nor from the high peaks of the eastern Pyrenees and the independent province of Andorra. Yet, surrounded by wine villages, Cathar castles and the fragrant hillsides of the Garrigue, the location of Cave Ancienne is just as idyllic as it is central.

 
Facilities nearby
Excellent traffic connections to Perpignan and Carcassonne exist, both offer international flight connections within an hours drive, as do the airports of Toulouse, Montpellier, Barcelona, Gerona, which can all be reached within 2½ hours by car.
Our village Caudiès de Fenouillèdes offers the basic facilities like restaurants, bar, supermarket, postoffice, school, pharmacy, ect...
The surrounding area offers everything from a wide-ranging choice of close-up nature encounters, thrilling adventure sports or conventional family fun.
Things like motorbike tours, walking, mounting hiking and climbing, mountain biking, swimming, horseback riding, fishing, caving, rafting, canoeing and thermal spas.
 
Climate
We have Long hot and dry summers that normally start in May and last until late September / mid-October. The winters are variable, usually mild and sunny and occasionally a little wet.

This is a French Ltd. that owns the Rental business.
