Spacious and comfortably furnished.The house has a living room with a fireplace. Doors open onto the veranda, which has splendid views across the river. There is a separate kitchen, entirely equipped with all modern comforts such as computer with wireless internet connection and english television.The groundfloor double bedroom also has lovely views over the river and there is a bathroom and a separate wc. There is another double bedroom with a bathroom in the Pigeonnier part of the house and a third bedroom upstairs with a balcony overlooking the garden.
Exterior
The Pigeonnier is privately set apart from our 18th century house beside the river Lot, 5 minutes from Ste. Livrade sur Lot and 5 minutes from the pretty little village of Casseneuil. Septfons is surrounded by a beautiful garden and there are lovely views of the river from the terrace, living room and one of the bedrooms. There is a jetty with a small boat available for short trips on the river, ideal for those who like boating and fishing.
Things to do locally
A real elrodaro for those who love water en fishing. Swimmingpool and river right in front of the house.Swimming in the river or the pool. Ther’s a little boat available. Fishing.
Within a short drive you can be in deep country and a range of well mapped rambling and mountain bike routes that can take you for miles through tiny villages and hidden valley’s. Riding is another wonderful way of discovering the area. Along the river you can water-ski. For those who like to play golf there a 18-holes golf course on a 10 minutes drive away. There are several more courses within a range of 1 hour.
Park Walibi, a big amusement park near Agen, is always fun for childern. So is the Magic Forest in Clairac, where gnomes and animals will help them discover a magical world. Clairac also has a wonderful model train museum.

Restaurants, foods & wine
There are a lot of restaurants in the area, especially the restaurants in the charming villages on the hilltops are recommended.
The vineyards of Buzet, Duras and Bergerac are all within an hour’s drive. The Bordeaux vineyards, including Saint Emilion (a must) and Cahors are about 90 minutes.
